5. Interest Rates & APR Disclosure
5.1 Rates Are Variable
All interest rates quoted on this website are estimates based on current market conditions and your stated profile.
Actual rates depend on:
- Credit score (excellent, good, fair, poor)
- Debt-to-income ratio
- Loan-to-value (LTV) ratio
- Property type and location
- Occupancy (primary residence, second home, investment)
- Loan term (15, 20, 30 years)
- Market conditions and lender risk appetite
5.2 APR vs. Interest Rate
The interest rate is the cost of borrowing. The Annual Percentage Rate (APR) includes the interest rate plus
closing costs and fees, expressed as a yearly rate. APR is typically 0.5–1.5% higher than the interest rate.
5.3 Truth in Lending Act (TILA) Compliance
If you apply for a loan, the lender is required to provide a Loan Estimate within 3 days of application. The Loan
Estimate will contain the actual APR, interest rate, closing costs, monthly payment, and all terms. This Legal/Terms
page does not replace the Loan Estimate.
5.4 Rate Lock
If you decide to proceed with a loan application, you can request to "lock" your interest rate, which guarantees
that rate for a specified period (typically 30–60 days). Rate locks are subject to lender terms and may have conditions.
6. Pre-Qualification vs. Pre-Approval
6.1 Pre-Qualification (Soft Inquiry)

- Soft credit inquiry (no impact on credit score)

6.2 Pre-Approval (Hard Inquiry)

6.3 Loan Approval
Final loan approval requires:

- Final underwriting review
- Clear to close status from lender
- Signing of closing documents
7. User-Provided Information & Accuracy
7.1 Your Responsibility
You are responsible for the accuracy and completeness of all information you provide. If you submit false or
misleading information:
- Your application may be denied or cancelled
- You may face legal consequences (loan fraud is a federal crime)
- Lenders may report fraud to law enforcement
7.2 Verification
All information provided during the loan application process will be verified through:
- Credit bureaus (Equifax, Experian, TransUnion)
- Verification of Income (VOI) from employers
- Bank statements and asset verification
- Property appraisal and title search
- Public records and background checks
7.3 Identity Verification
We may require copies of government-issued ID, social security number, or other documentation to verify your

8. Limitation of Liability
8.1 No Liability for Indirect Damages
